Q. What is an EPC and do I need to provide one

A. An EPC Energy Performance Certificate measures the energy efficiency of a property using a scale of A-G and is valid for 10 years. It is a legal requirement for landlords to have a valid EPC before we can commence marketing. We can have an EPC carried out on your behalf if you are unable to do so.
Q. What is a HMO license and do I need to provide one
A. From the 6th April 2006 a mandatory property license came into effect for houses in multiple occupation. You are legally required to provide a copy of the HMO license certificate prior to Leeds Rentals marketing your property. The certificate and conditions needs to be displayed at the property as part of the license conditions.
Q. Do you carry out accompanied viewings
A. We ensure all viewings are accompanied with a fully trained member of staff
Q. Do you take parental guarantors
A. We take parental guarantors from all students as standard
Q. If I let out a property do I need to provide the tenant with any furniture
A. There is no obligation to provide the tenant with furniture although all student houses usually come furnished. You must ensure that any furniture in the property complies with the latest fire regulations.
Q. What happens about insurance when I let out my property.
A. It is usually the landlords responsibility to insure the property and it is good practise to keep it this way so that you are sure that the property I properly insured for the full value. Is is essential to tell the insurance company that the property is to be let out. If this is not done the insurer may be able to avoid paying up if there is a claim. You should also make sure that the insurer is told when the property is empty.
Q. Who is responsible to pay the utilities
A. It is normally the tenants responsibility to pay all the utilities at the property from the point of taking up occupancy. In some cases the landlord can offer all bills included in which the responsibility would be with the landlord to pay.
