Q. How do I view a property?

We only carryout accompanied viewings with a member of our letting teams. Where a property is currently tenanted we would usually be required to give the tenant 24 hours notice. Where the property is vacant we will do everything in our power to arrange the viewing at the earliest possible opportunity.

 

Q. How do I report a maintenance fault?

Q. What Deposit Scheme is my deposit protected with?

Your deposit will be protected by My Deposits
In line with legislation introduced in April 2007 all deposits being paid by a tenant for an assured Shorthold Tenancy must be registered with a recognised deposit protection scheme within 14 days. Where appropriate Leeds Rentals will register the deposit on your behalf.

 

Q. How do I register the utilities when I move in?

All tenants are responsible for setting up their own utility accounts unless and all bills inclusive package has been agreed. You are required to contact the utility companies directly when you move into your property and also when you’re leaving. Ensure you take meter readings at the start and end of your tenancy.

 

Q. How do I pay rent?

We request all tenants pay their rent by bank standing order. We do have facilities to take cash, debit and credit card payments although it is the tenant’s responsibility to ensure all rent is paid on time as detailed in the contract.

 

Q. Who can be a guarantor?

Anyone can be a guarantor as long as they are 18 years and over, UK Resident and in full-time employment or retired.

 

Q. Are all the properties furnished?

The majority of our properties are provided furnished. This means properties will be offered with curtains, carpets and furniture. However, if you are looking for unfurnished please ask one of our team which will be able to assist you.

 

Q Do I have the option to terminate my tenancy early?

All tenancies are fixed-term contracts so there is no option to terminate early. We do offer the option to assign your tenancy to another person subject to them meeting our criteria.

 

Q. Do you allow pets?

We are a pet-friendly agency although it does depend on the type of pet you have and the property you are interested in. Please ask a member of the team and they can advise you accordingly.
